The Sales Service
Our sales service is designed to offer you the full Estate Agency service and to provide you with value for money. Nick has over 30 years conveyancing experience dealing with all values of residential and commercial property together with leases. In addition our sales staff have over 35 years combined experience. So you have an agency with experience unrivalled by any other Estate Agency.
In 2015 we have conducted over 90 sales to August.
Free Verbal Valuation
We will attend at your property to provide a free verbal valuation. All of our agents have extensive property experience from the owner through to all our sales staff. We will give your our verbal valuation using comparable properties, our own historical data and we also use data from the Public Registry which is accessed on a weekly basis by us in the production of our Jersey House Prices page.
When you instruct us to market your property we will also, where applicable, look at your contract, where appropriate, and make you aware at an early stage of anything which may be an issue in respect of the boundaries at your property.
All properties listed for sale with us are visited by us and photographed by us. We do not take photos using mobile phones. We currently use Panasonic Lumix and Canon Cameras together with laser measuring equipment.
Our website receives over 50,000 visits per month. Our marketing is conducted through Google and Facebook and the print media. The analytics for our website are Google Analytics. Our advertising campaigns are conducted by our inhouse marketing and website team.
For users with Smart Phones and suitable mobile phones our new website is specifically designed for mobiles and tablets and over the past 12 months website visitors have increased to our site by over 100% year on year.
We now include Floor Plans in our listings and are currently adding as many as possible to our website. All new instructions will benefit from a floor plan. Floor plans are included on all our pricing plans.

Advertising & Marketing
In common with many of our contemporary Agents in the UK we have cut back on newspaper and magazine advertising. It is out of date very quickly and with over 85% of buyers using the internet these methods are no longer a good way to advertise your property. We believe the photo reproduction is poor quality and therefore all users are directed to our website.
However despite what our competitors may say we do still use press advertising generally on a weekly basis.
We make extensive use of our website and your property will appear on local property portals.
We use Facebook extensively as well as advertising through Google and use of marketing software.
We make extensive use of in house analytics and data which show us in great detail the activity relating to any particular property.
We have our own marketing department which is operated full time by Nick Dodsley and Kamila Krukowska.
We are building up a database of applicants and on each instruction we e-mail out details of the new instruction. We have over 7000 applicants, vendors and landlords on our database of which we consider about 1,400 to be active in the market currently.
You property is automatically listed on our Facebook page.
Our photographer will photograph your property and specifically collect information for floorplan and take multiple photographs, all in one visit. We take on average over 100 photos and then select the best of those photos on our website and marketing. We do not use mobile phones for our photographs and have specialist equipment and software.
We will conduct accompanied viewings around a property where the owner has granted us access to the property. The viewing will be arranged in conjunction with the owner of a property and will take place at a time which is suitable both to the owner and prospective viewer. We conduct viewings in the lunch hour and can arrange to drive you to the viewing.
We have conducted in excess of five years of open viewing research, advertising in the JEP, and believe that open viewings only really work in a buoyant market. To meet customer demand we are conducting 3 to 5 open viewings per month, at selected weekends throughout the year, and we market these through the JEP, Social Media and our own mailings.
At the moment, whilst the market is picking up we believe selected viewings, using the traditional method of giving an applicant time to view and appreciate your home, is the best way of selling your property.
Saturday Booked Viewings
Saturday Booked Viewings are not Open Viewings. We set aside a good part of Saturday to a few properties and will book viewings so they are at a time to suit you. Our offices at 8b Spectrum are open on a Saturday from 9am to 2pm.
We arrange the viewings on Saturday before the weekend so give us a call if you would like to arrange a private viewing of a property on Saturday, no later than Friday morning if possible so we can give the owner as much notice as possible although we will try to accomodate your requirements.
We don’t just wait for the telephone to ring. We maintain constant dialogue with all applicants to see whether the properties we are sending them are suitable and also rather than discard the e-mail because we have visited the property we can explain the property to them and often obtain a viewing.
Should you wish, and, if you do not have a preferred lawyer, we will help you find a lawyer to deal with your transaction once your sale has been negotiated through our offices. We have a number of law firms we recommend.
We have 4 agents working in our Sales and Lettings Team and also have 3 sales support staff. All our agents work as a team. Our aim is to sell your home.

In June 2015 our Directors and Staff undertook and completed a training course with a top training provider from the UK Estate Agency business and former partner of a multi branch Estate Agency business which increased our knowledge in all aspects of the Estate Agency business.
In February 2015 all of our Directors and Staff attended a local anti-money laundering training course specifically arranged for our firm by a leading local provider of AML services.
So you are dealing with Directors and Staff who are trained and experienced who simply haven’t just decided to become an Estate Agent or have set up a business with little or no experience.
